These terms govern your access to and use of The Buyer Vault, operated by Mr Buyer LLC. By requesting access, signing in, or using anything we send you, you agree to them. If you do not agree, please do not use the service.
The Buyer Vault is a private, invite-only network through which we present real estate opportunities to buyers. Membership is free, is granted at our sole discretion, and may be declined or withdrawn at any time for any lawful reason. Nothing on this site is an offer to sell a property, an offer to sell securities, or a solicitation of either.
Properties presented through the Vault are typically offered as an assignment of an existing purchase contract: the offering party holds an equitable interest as buyer under that contract and is selling its contractual interest. We are not acting as a licensed real estate broker or agent, we do not represent you, and no brokerage services are provided to any party.
Nothing we publish is investment, legal, tax or accounting advice. Financial figures — including cap rates, cash-on-cash returns, equity estimates, tax illustrations and any calculator on this site — are mathematical illustrations based on stated assumptions. They are not predictions, guarantees or promises of performance or resale value. Consult your own professionals before acting.
Information about a property comes from sellers, tenants, public records and third-party sources believed reliable but not guaranteed. Square footage, rents, leases, income, expenses, taxes, condition, permits, zoning and every other figure are approximate and must be independently verified by you before you buy. Statements about a property's condition are the seller's representations, not our findings, unless we expressly say otherwise. Errors and omissions excepted. Properties and contractual interests are offered as-is, where-is, with all faults, without representation or warranty of any kind.
You agree to give accurate information about yourself and your buying criteria, and to keep it current. You are responsible for activity under your account and for keeping your sign-in secure. Tell us promptly if you believe someone else has accessed it. Our Privacy Policy explains what we collect and how we handle it.
Deal rooms and the materials in them are shared privately by invitation and are confidential. You agree not to redistribute, republish, forward or post them without our written permission. Access may be revoked immediately if you do.
We deal with principals. Proof of funds and a non-refundable earnest money deposit are required to hold a deal. Every offering is subject to prior sale, price change, correction or withdrawal without notice, and no deal is binding on anyone until a written agreement is signed by all parties.
By joining you agree that we may contact you by email about deals, your membership and your account. If you provide a phone number you agree we may text you about matching deals; message and data rates may apply and frequency varies. You can stop texts by replying STOP and stop marketing email using the unsubscribe link in any message.
The Buyer Vault name, the site, its design and its content are ours or our licensors'. Your membership grants you a limited, revocable, non-transferable right to view materials for the purpose of evaluating a purchase — nothing more.
The service is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the service will be uninterrupted, timely, secure or error-free, or that any information will be accurate.
To the fullest extent permitted by law, Mr Buyer LLC and its officers, members, employees and agents will not be liable for any indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost opportunities, or losses arising from your reliance on any information presented through the Vault. Our total aggregate liability arising out of or relating to the service will not exceed one hundred U.S. dollars ($100). Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.
You agree to indemnify and hold harmless Mr Buyer LLC from claims, damages and reasonable legal fees arising out of your use of the service, your breach of these terms, or your violation of any law or the rights of a third party.
We may suspend or end your access at any time, with or without notice. You may close your account at any time by emailing us. Sections that by their nature should survive — confidentiality, disclaimers, limitation of liability, indemnity and governing law — survive termination.
These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Any dispute will be brought exclusively in the state or federal courts located in Florida, and you consent to their jurisdiction.
We may update these terms; the date above will change when we do. If a change is material we will make reasonable efforts to notify members. Continuing to use the Vault after a change means you accept the updated terms.
